Life off the Grid

I have loved the idea of living a life remotely and without relying on the comforts of the world. Recently I had a lot of ideas and have decided to start planning for a life off the grid.

My basic plan at the moment includes:

3 Year Goals:
  1. Within 3 years own a large block of land located near a beach
  2. Have designed a plan for a home
  3. Have started to build the framework of the property.
  4. Can live in the property, even just one room
  5. Have a side income of $100 per day
The property will have the following features:
  • Offer a Mini Private Resort & Adventure Park for guest and high-end corporate bookings
  • Walking distance to beach, prefer access like boat ramp in backyard
  • Location has lots of fresh sea fishing available
  • Be at least 5 acres, preferably a lot more
  • be protected from bad weather
  • Offer a location for a north facing home
  • have fertile soil

On the location I will build: a dream home and garage plus:
  • a mini sports centre
  • tennis court
  • bowls green
  • athletic track
  • motorcycle Track
  • mountain bike Track
  • skateboard park
  • Go-cart Track
Animals, Produce and Wildlife
  • I will invite as much local wildlife as possible. 
  • I will keep dangerous predators away from living areas

Finances
Current situation is that I live in an apartment I own. It has around 100k equity on it if  sold it I will have around $100,000 to put in the bank once all bills are paid.

I recently had a look around to see what properties I could find for less than this. I was surprised to see quite a few properties available but I later realized if I could at least double my budget with 200k or more there would be much better options and closer to the beach. I also need money to use when I move there to build a home or a shelter to start.

So my plan is to move closer to the city and move out of my apartment and rent it out. I will leave my apartment to be an investor property and rent out something close to the city and cheaper. The rent money I will get from renting my home out will cover all holding costs and if I can get the mortgage amount down a bit soon then it will be positively geared. Once paid off (just under 200k owing) then I can enjoy a rental income between $320 to $350 a week. The property is in a good location so the rent should go up as the area is starting to boom.

I will look at this as a 3 year project so I will stay in the city for up to 3 years. by then I would have completed all of my goals.

I would also like to have purchased the land within 2 years from now so I can start working on the property in weekends if I'm working in the city. My Internet business will be my main source of income eventually. At the moment it is not bringing much in but it is starting to come together after a few years hard work at developing it. This Internet business will be a key component of my plan and if that can take off faster then it will mean I can do get in my property within less than 3 years.

I hope to pay cash for my land but if I can show the banks I have worked for a year or more and have some savings, paid off some of my mortgage then I might be able to get a loan for the land as well using the equity of my current property. I was considering selling my property and using the cash but I would be a lot better off in the long term hanging onto this asset as it is good income and good leverage for other loans..

My Permaculture Journey  So recently decided I would sell my property in an outer city as I was not doing much or getting anywhere. I was nearly about to rent my apartment out and go live right in the city and do some part time work. This was mainly to cover mortgage payments and rates etc. Then I looked at the other option more carefully which was to sell my place. The more I looked at this option the better it seems. This has always been a last resort option as I have strong beliefs property can make you money and the longer you can hold it for the better. Mine had made me a little profit over the years but nothing like some people have got in Sydney. If I sell my place it will leave me around 100k in cash once the mortgage and everything else is covered. Not much for a middle aging guy but better than nothing. I have to make do with what I have. it could possible be another 20-30k if the current property sells for more, My plan will be to budget for 100k ( I could get more)
